Named after the serendipitous collisions over the proverbial water cooler known to foster community and improve productivity, Water Cooler is the community of nonprofit and social impact tenants at Pegasus Park. Members receive subsidized rent offering(s), access to philanthropic funds for furniture and infrastucture, and free or low-cost amenities and services designed to accelerate their respective missions.
We believe the Dallas nonprofit sector can be one of the most effective in the nation and Pegasus Park is the world-class work environment driven to make it happen. Pegasus Park is determined to build a richly diverse tenant mix with a wide range of social issues. Large, small, new, old, highly focused or broad in scope – all are welcome to make Pegasus Park their home alongside like-minded changemakers.

From private offices to entire headquarters, Water Cooler has a range of space options specifically designed to meet the needs of best-in-class nonprofits.
Pegasus Park is dedicating up to 150,000 square feet of the main tower to Water Cooler tenants. Tenants will be selected through a competitive application process.
